What Is a USDA Home Loan?
A USDA home loan is a mortgage option designed to help eligible homebuyers purchase a primary residence in qualifying areas. Through the USDA Single Family Housing Guaranteed Loan Program, approved private lenders provide the financing while the U.S. Department of Agriculture guarantees a portion of the loan.
One of the program’s biggest benefits is the ability for eligible borrowers to finance up to 100% of the home’s eligible purchase price, potentially eliminating the need for a traditional down payment.
Who May Qualify?
USDA loans are not limited to farms or properties in remote rural communities. Many eligible areas include smaller communities, suburbs, and locations outside major metropolitan centers.
Eligibility depends on several factors, including household income, the location and eligibility of the property, occupancy requirements, and the borrower’s ability to qualify for the mortgage. The home generally must be used as the borrower’s primary residence.
USDA Loan Benefits
- 100% financing: Eligible borrowers may be able to purchase a qualifying home with no down payment.
- Fixed-rate financing: USDA guaranteed loans provide predictable principal and interest payments with a fixed interest rate.
- Flexible qualification: USDA financing can provide an alternative for eligible buyers who may have limited funds available for a down payment.
- Not just for farms: Properties do not need to be agricultural properties, but they must be located in a USDA-eligible area.
USDA Income and Property Eligibility
USDA eligibility is different from many other mortgage programs because both the borrower and the property must meet program requirements.
Household income limits apply and can vary based on location and household circumstances. The property must also be located within an area considered eligible by USDA at the time of the loan.
Does a USDA Loan Have Mortgage Insurance?
USDA guaranteed loans do not use conventional private mortgage insurance (PMI). However, USDA financing generally includes an upfront guarantee fee and an annual fee. Depending on the loan structure, the upfront guarantee fee may be financed into the loan amount, while the annual fee is typically collected as part of the monthly payment.
Is a USDA Loan Right for You?
A USDA home loan may be worth considering if you are purchasing a primary residence in an eligible area, meet applicable household income requirements, and want to explore a mortgage option that may not require a down payment.
